The 9 steps to a successful sale 

1. Getting to know each other

We meet in person and discuss your needs and expectations. What is important to you and how do you envision the sale? And what can you expect from us? Together we will make the necessary arrangements. 

During this appointment, we measure the home in and note important details that are important to arrive at a good value judgment. Immediately after the appointment, we start our value study so we can give you informed advice. 

2. Customized advice

A good picture of your situation and your home is the basis for this step. We carefully determine the value of the house and put a clear sales strategy on paper. You will receive a sales advice report from us. In this you will find an overview of on our services, the asking price, a realistic value of the house and the cost of selling.

3. Let’s get started!

Are you happy with our proposal? Then we can get started! We’ll clearly outline everything in a service agreement and provide you with an overview of the next steps.  

4. Sales Planning

Together we will discuss the schedule so that it fits your needs. Then we schedule an appointment with the stylist and photographer. We also help collect and complete important sales documents such as: 

- Questionnaires  
- List of movables 
- Energy label 
- Cadastral documents 
- Association documents at apartments

5. Presentation

A good presentation of your home is essential, and it all starts with styling advice. After that, the photographer will capture your home in the best possible way. Here’s what you can expect from us: 

- Styling advice by a professional 
- Additional publicity on Funda 
- Photos, 360° photos and videos 
- Personally written home listing description
- (Digital) brochure  
- Drafting of 2D and 3D floor plans
- Online presentation on multiple platforms such as Funda and social media

6. Viewings

Viewings play a crucial role in the success of the sale. In consultation with you, we organize welcoming and friendly viewings. We take plenty of time for potential buyers and create a pleasant atmosphere with a cup of coffee and a sweet treat. Our goal: achieving the best possible result!  

Together we discuss bids and determine who is ultimately the best buyer for your home. 

 

7. Legal settlement

As your selling agent, we draft the purchase agreement and ensure that it is legally sound. We take the time to go through everything with you carefully and assist with any appointments the buyer may have, such as a structural survey or valuation. 

8.Interim updates

Between the signing of the purchase agreement and the key transfer, we remain actively involved. We keep an eye on important dates, such as resolutive conditions. In the meantime, we keep you informed of the most important developments. 

9. Key Transfer

We also handle this final step with care. We check the notarial documents and carry out a joint inspection of the property before the transfer. Afterwards, we wrap up the process with a celebratory moment at the notary’s office, where we can officially congratulate you on the successful sale of your home!
