Selling your home involves a lot of steps. We’ll ask you to provide certain documents, arrange for professional photos to be taken, and schedule viewing days. We’ll guide you through every step of the process so there are no surprises. As the seller, there are a few important things you’ll need to take care of:

  • Completing questionnaires about your home;
  • Provide specific documents such as an energy label;
  • Making your home photo-ready. The home stylist advises you during a styling appointment.
  • Tidy up, clean up and maybe do some small final chores.

On average, the sales process takes 28 days. Several factors play a role in the actual selling time of your home. The market, the location and the condition of the home all play a role. We can tell you more about this during the introductory meeting.

A buyer is legally entitled to a three-day cooling-off period after signing the purchase agreement. Once this period has passed, withdrawing from the purchase may have legal and financial consequences. If a buyer backs out, we can always move on to another interested party. If no other party is available, we will schedule new viewing days.

We’re here to help you with that. A professional stylist will visit your home to offer advice, so you can take care of the finishing touches. This service is included at no extra cost. If any maintenance work is needed, we’ll discuss it with you honestly—such as painting a wall or fitting the last skirting boards. If necessary, we can help with that too. A well-maintained home and strong presentation lead to more interest from potential buyers.

The purchase agreement is the written contract between the buyer and the seller. It outlines all terms of the sale, conditions, and legal aspects. In most cases, this document is prepared by the seller’s real estate agent. The deed of transfer is signed at the notary’s office and officially makes the buyer the legal owner. This takes place on the day of transfer.

With a ‘kosten koper’ arrangement, the buyer pays the transfer tax and notary fees related to the purchase and transfer of the property. With a ‘vrij op naam’ arrangement, these costs are covered by the seller. This is common with newly built homes.
