In a tender sale, interested buyers have the opportunity to submit a one-time offer by a specified date and time. All offers are reviewed simultaneously and discussed with the seller.
The seller then chooses the offer that is most attractive. This is not always the highest bid. Other factors—such as the preferred transfer date or specific conditions—can also play an important role.

Yes. A valid energy label is required when selling or renting out a property. Have you purchased a home and the energy label is about to expire (valid for 10 years)? You are not required to renew it—unless you plan to rent out the property.
The labels indicate how energy efficient a home is. A++++ is very energy efficient and a label G is very inefficient.
The label is based on three factors:
- The energy requirement (e.g., insulation)
- The share of renewable energy (e.g., solar panels)
- The use of fossil energy
The purchase is finalized once both parties have signed the purchase agreement. Until that moment, there are no legal obligations. Ownership is officially transferred by the notary at the time of transfer.
Yes, that is allowed. Until a purchase agreement is signed, viewings may continue and other interested parties are free to submit an offer.
You are in a negotiation as soon as the seller responds substantively to your offer, such as with a counteroffer.
No, the seller is always free to decide to whom they sell the property, even if you offer the full asking price.
The seller pays the real estate agent. These costs are usually included in the commission, which is either a percentage of the selling price or a fixed fee agreed upon in advance.
